1. Coordinates and schedules the closing of loans with Settlement Agent.  Collaborates with internal partners to verify closing deadlines are not compromised and loan file is completed.
2. Reviews loan packet, title and insurance documentation to verify existence, completeness and accuracy.
3. Readies and electronically transmits the loan and closing instructions, to include itemization of fees, to settlement agency. Works closely with closing agent to finalize, review and approve the Closing Disclosure.
4. Disburses loan proceeds upon receipt of all required and approved documentation.
5. Prepares funding checks or wire instructions for loan closing.  Completes MERS recording of loan.
6. Assists internal staff with resolving outstanding loan stipulations.
7. Completes, passes and maintains an up to date status for all positional and company required compliance and regulatory courses by assigned due date(s).
8. Participates in special projects and assignments and performs other duties as assigned.

• High School Diploma or GED and 2 years of residential lending operations experience or equivalent combination of education and experience.
• Demonstrated working experience in residential loan operations, knowledge of loan processing software applications and loan documentation/forms.  
• Ability to read and listen, understand and communicate information and ideas in a clear and concise manner, both orally and in writing to customers and business partners.
• Ability to comprehend and perform basic accounting principles and math calculations.
• Must be able to effectively multi-task, handle numerous loan files at one time and meet regimented deadlines.

CONTROL RELATED RESPONSIBILITIES:  Become knowledgeable regarding the department's internal controls as outlined in the policies and procedures and comply with all control requirements.

COMPLIANCE:  Ability to comprehend and adhere to Federal and State banking regulations, including compliance with the Bank’s Bank Secrecy Act/Anti Money Laundering (BSA/AML) program.  Follows all Company policies and procedures, and successfully participates in regulatory and Company training requirements via multiple and variable delivery methods.

Displays commitment to ensuring compliance with regulatory regulations through:
• adhering to regulatory requirements
• monitoring and reporting BSA/AML risks
• completing assigned compliance training courses

The employee is occasionally required to stand; walk; climb or balance; and stoop, kneel, crouch, or crawl.  The employee must occasionally lift and/or move up to 25 pounds.  Specific vision abilities required by this job include close vision, and ability to adjust focus.


WORK ENVIRONMENT:  The work is performed in a normal office environment.  The noise level in the work environment is usually low to moderate.
