Job Description

Position Overview
Performs documentation ordering to support applications for new consumer loans or modifications. Responsibilities include ordering, receipt and review of title work, flood determinations, proof of insurance, appraisals, and required documentation in compliance with policy/guidelines, procedures and regulations. Completes these duties within the CLC’s service level agreements (SLAs) and commitment to customer service. Ensures underwriting conditions have been met and supporting documentation received prior to providing the “OK to Close” to the lender. Pro-actively interacts and collaborates with lenders, underwriters, appraisal review, and third party vendors to ensure document requirements are understood and met. Ensures compliance with established bank policies, guidelines and regulatory requirements. Utilizes independence in solving problems and making decisions. Works within established lending policies/guidelines, with complex or unusual situations being discussed with manager. Ensures duties are carried out in an efficient and cost effective manner. Efforts are focused on achieving maximum customer service.

Duties and Responsibilities
• Orders flood determinations, title work, AVM/Appraisal, payoff statements and any other required documentation for the loan request
• Pro-actively reviews each file daily and work with Appraisal Review, title companies, flood vendors, underwriting and the lender to ensure accurate and timely receipt and completion
• Collects income documentation per conditions set by underwriter
• Verifies employment per established guidelines
• Reviews for correct legal description of the property, title vesting and any liens and/or restrictions on the property. Identified items that may impair the Bank’s lien position or ability to record its position
• Reviews underwriting conditions for a complete package. Ensures all conditions are met prior to providing the “OK to Close”
• Maintains organized files utilizing workflow and imaging in order to follow up on missing items
• Interacts and partners with underwriters and lenders to confirm that contingencies have been successfully completed as stated in the conditions

• Knowledge of Credit Policy/Guidelines
• Knowledge of loan documentation, collateral evaluation, lien perfection, state and federal requirements
• Knowledge and utilization of fair lending issues, rules and regulations
• Thorough knowledge and understanding of all consumer lending products
• Ability to confirm that vendor items and supporting documentation conform to the bank’s credit policy/guidelines
• Knowledge of procedures and regulations related to the ordering, review and receipt of required documents
• Knowledge of application of bank and statutory guidelines

Customer Service:
• Promotes a team environment with underwriting and document prep within the CLC
• Fosters a positive working environment
• Functions as a collaborator with and extension of the market supported
• Provides guidance and support to lenders and FSRs in order to meet the needs of external customers. Able to coach lenders on all consumer lending processes, consumer loan products and requirements, including loan terms, fees, application process and related functions
• Insures lenders and FSRs are updated daily on the status of loans
• Interacts and communicates daily with all levels, including, financial center employees, supporting business units, lenders, underwriters, documentation preparation, appraisal review, title companies, flood vendors to ensure requirements are understood and met
• Provides timely, complete and accurate response to inquiries
• Handles all situations in a professional, ethical manner
• Escalates special situations or problems as necessary
• Supports and contributes to the quality and sales goals of the bank

• Ensures all goals and departmental service standards (SLAs) are met
• Tracks, logs and provides daily, weekly, monthly, quarterly reporting of production statistics as defined by management
• Manages production in times of fluctuating volumes and consistently meets production and turnaround time standards
• Consistently meets quality control and data integrity standards
• Effectively utilizes available workflow and imaging tools
Requirements Education and/or Work Experience Requirements
• High School Diploma or similar certificate (GED)
• 1 year related experience
• Strong time management and organizational skills evidenced in previous assignments.
• Knowledge and understanding of consumer lending products
• Understanding of Underwriter expectations
• Knowledge of most common vendor documents – title work, appraisals, flood determinations, lien searches.
• Knowledge of loan documents and requirements.
• Knowledge of consumer banking, lending and loans.
• Thorough knowledge of Word, Excel, etc.
• Systems-related knowledge (CLAS, ALS, Outlook, CIF, etc.)
• Self-starter, works with minimal direction.
• Strong verbal and written communication skills,

• Ability to meet deadlines
• Ability to coach and mentor team members
• Completion of Consumer Lending Processor III Certification (future)

Senior Processor Work Experience Requirements
• 4+ years related experience in processing or commensurate experience in customer service
• Understanding of Underwriter expectations
